Gagosian has opened a significant presentation of key works by Marcel Duchamp to inaugurate the gallery’s new ground-floor space in the historic building at 980 Madison Avenue ( right next to Kappo Masa- one of my favorites!) The exhibition, opened on April 25, 2026, brings a selection of works—including all of the artist’s most iconic readymades—back to the location where these editions made their American debut in a 1965 exhibition at Cordier & Ekstrom Gallery. It also coincides with Duchamp’s first retrospective in the United States since 1973, which is on view at the MOMA until August 22.

Frida and Diego: The Last Dream celebrates Frida Kahlo and Diego Rivera—two of Mexico’s most beloved icons of 20th-century art—in a first-of-its-kind collaboration with the Metropolitan Opera. Organized in conjunction with the Met’s new production of El Último Sueño de Frida y Diego, the presentation at MoMA features artworks by Kahlo and Rivera in an elaborate setting designed by Jon Bausor, the set and co-costume designer of the opera. For both the opera and installation, Bausor evokes the artists’ lives and artworks in his theatrical designs.

Matisse: The Pursuit of Harmony, is an exhibition featuring fifty paintings, works on paper, and sculpture by Henri Matisse on loan from museums, foundations, and private collections. On view from April 9 through May 22, 2026, the exhibition traces Matisse’s investigation of form in two and three dimensions, from paintings and sculptures made at the start of the 20th century through the next five decades of his career. Although Acquavella has dealt in exceptional works by Matisse for over sixty years, this marks the gallery’s first exhibition devoted to the French artist since 1973.

Our family loves Tom Sachs! and of course we LOVE Jeanne & Jackie ...that goes without saying! Salon 94 Design presents a comprehensive full building takeover by artist, designer, Tom Sachs. The exhibition traces the arc of his career, from his formative years in London to exclusive new work spanning furniture, ceramics, lighting, sculpture, and painting – revealing the breadth of Sachs's practice and his commitment to treating every medium with the same material intelligence and experimentation. Showcasing Sachs as a maker in the fullest sense, as comfortable forming a piece of plywood into a chair as he is designing and electrifying a lamp.
In 1987, while enrolled at the Architectural Association in London, Sachs took a class with designer Tom Dixon that challenged students to build furniture from materials scavenged from the street. Learning to use salvaged materials such as Victorian railings and industrial castoffs helped lay the foundation for what would become a defining practice of bricolage. artist since 1973.

Jack Shainman Gallery is pleased to announce Many A Moonlit Caveat, an exhibition of new paintings and works on paper by Lynette Yiadom-Boakye spanning both New York City locations.
Lynette Yiadom-Boakye (born and based in London) is an artist and writer of Ghanaian descent. She attended Falmouth School of Art, and the Royal Academy Schools. Her work has been shown internationally, with her most recent solo exhibitions being No Twilight Too Mighty at the Guggenheim Bilbao (2023) and Fly in League with the Night, organized by the Tate Britain in 2021, which toured Europe. In 2025, Yiadom-Boakye curated the group show To Improvise A Mountain, a Hayward Gallery touring exhibition. The final iteration will open at the De La Warr Pavilion on June 27, 2026.

While cash sales in Manhattan remained higher than normal, the increase in overall sales was driven by the decline in mortgage rates since the early summer. Median sales price and sales rose year over year for the fifth straight time. Listing inventory fell annually for the first time in four quarters. With rising sales and falling listing inventory, the market felt faster on the ground. One of the drivers of sales growth has been the co-op market, which saw a larger sales increase than the condo market for the first time in more than a year. The decline in mortgage rates by more than 60 basis points since early summer had a greater impact on the lower-priced market, particularly co-ops. While bidding wars were at their highest level in more than a year, they remained within the long-term range. The market share of cash sales for the entire year of 2025 was the highest on record. The months of supply for resales indicated the market was moving at its fastest pace in more than three years. Three out of four buyers purchased their condos with cash, the second-highest market share on record. Luxury median sales price declined year over year for the first time in five quarters. Luxury listing inventory fell to its lowest level in 15 years. The average square footage for luxury resales has been larger than that for new development sales for more than 5 years. New development condo sales surged year over year for the fifth straight time, while listing inventory declined to its lowest level in two years

The number of sales above the $5 million threshold in the Hamptons was the highest on record. Median sales price increased annually to the highest on record, Sales slipped annually but remained above the fourth quarter decade average. Listing inventory edged nominally higher, still well below the fourth quarter decade average.

Nearly every Florida housing market monitored through the Elliman Report series showed double-digit sales growth over the previous year. The decline in mortgage rates in the back half of 2025, along with robust conditions in the financial markets relied on by higher-end buyers, brought in more sales to nearly every market. For reference, a comparison was also made with the same quarter in 2019, which showed that, even with the jump in sales, current levels still remain below pre-pandemic levels. Inventory growth is slowing sharply, aided by sales gains across the market.
