October 2026

Welcome to the October City Notes.

I have a new template I'm using so please let me know if anything isn't working.

This month there are so many incredible restaurants opening that I gave you so many to choose from. All different kinds and all in different locations. Most of them are from tried and true established restaurateurs and chefs and they are simply adding to their special roster. I want to add a special note; I went to Zoli (August Citynotes 2026) with my husband for our anniversary and it was fantastic! I highly recommend it. Marcel (March Citynotes 2026) just opened for breakfast…I can't wait to go and Jon Neidich is taking over Donohoe's which will be great for the Upper East Side.

Theater season is off to a big start. I have added a few shows I'm specifically looking forward to seeing our dear friend Henry's production Galileo!

Wishing you and your families a beautiful month.

Enjoy! Be Kind! Be Safe!

Much love,
Patty

New Museum Shows

Krasner Pollock exhibition poster

Krasner Pollock — The Past Continues

Metropolitan Museum of Art

1000 Fifth Avenue

October 4, 2026–January 31, 2027

The Krasner/Pollock exhibition charts the full arc of the careers of Lee Krasner (1908–1984) and Jackson Pollock (1912–1956) in parallel, examining the distinct yet connected practices of these artistic peers and life partners. This marks the first major New York presentation devoted to either artist in more than 20 years.

Krasner and Pollock were emerging artists in New York when they met on the occasion of being included in a 1942 exhibition organized by the artist John Graham. They married in 1945 and moved to Springs, Long Island, where they remained entwined personally, artistically, and professionally until Pollock’s death in 1956.

Brancusi’s actual studio, on impasse Ronsin in Paris, was where he lived, worked, entertained friends and clients, and displayed his sculptures. There, he created some of his most groundbreaking works. Among them was Bird in Space, notoriously declared by a US customs agent to be inadmissible as a work of art. Over four decades, Brancusi’s Paris studio evolved from an active space of experimentation to an all-encompassing environment—a work of art in itself.

Wanting to preserve the unity of the studio, Brancusi bequeathed its entire contents to France in 1957, transforming a home, workshop, and exhibition site into an enduring monument. Known today as the Atelier Brancusi, it is a cherished part of Centre Pompidou’s collection in Paris—and, like that museum, it is currently closed for renovations. For the first time in decades, rarely lent sculptures will travel to New York, along with a rich selection of Brancusi’s photographs, films, hand-carved furniture and pedestals, tools, and archival materials.

Roy Lichtenstein changed the way we see images. One of the defining artists of the Pop art movement, he turned the visual language of mass culture, comics, advertising, consumer goods, and commercial printing into some of the most recognizable images of the twentieth century.

Roy Lichtenstein: Like New offers a bold reconsideration of Lichtenstein for the present, bringing together roughly 130 works made from the early 1940s through the 1990s.

New Restaurants

Brasserie Boulud interior

Brasserie Boulud

1900 Broadway

I hear this is fantastic! Daniel Boulud has combined his three longtime restaurants across from Lincoln Center into one sprawling 10,000-square-foot brasserie designed by Rockwell Group. Brasserie Boulud’s menu is classic French for breakfast, lunch, and dinner; pre- and post-theater menus will return, too, while mornings will bring coffee and croissants to enjoy at the restaurant or to go. This is a real classic French bistro, similar to how he grew up in Lyon. Try the DB burger!

The buzzy Notting Hill restaurant from Instagram-famous chef Thomas Straker has taken over the Soho space previously home to Lucky Strike. Fun, yummy and buzzy!

Cafe Charmant is a coastal take on the classic French brasserie, where the timeless spirit of the French Riviera meets downtown New York. Helmed by Executive Chef Jake Tyler Brodsky, it's the newest concept from Catch Hospitality Group. The Corner Store team is taking over lower Manhattan—their latest project, the coastal French-inspired Cafe Charmant, is landing just a few blocks from sister restaurant The Eighty Six in the West Village.

Humm

435 Hudson Street

Daniel Humm, the owner of Eleven Madison Park, has decided to open his next place, Humm, in the old EN Japanese Brasserie space in the West Village. The restaurant offers a take on modern American food. After antagonizing both meat lovers and vegans at Eleven Madison Park by removing animal products from the menu, then adding them back, Daniel Humm will be in crowd-pleaser mode at Humm. He’s using produce from Magic Farms, his exclusive upstate supplier.

Saint Denis

490 La Guardia Pl.

Jon Neidich’s Golden Age Hospitality—responsible for spots like the Nines and Le Dive—has moved into the corner space that was previously home to the Silver Spurs diner and the Morgenstern’s Finest Ice Cream flagship. Now, it will be Saint Denis, a French bistro with a Parisian sidewalk setup; food including escargot, salmon rillettes, and moules marinières from chef Marjorie Meek-Bradley.

In the Heights

I took our family to see this years ago in 2008. We loved it! This year In the Heights is returning, the smash hit that introduced audiences to the artistry and charisma of Lin-Manuel Miranda. This Tony-winning musical gets you dancing in your seat with its game-changing blend of Latin rhythms, hip-hop, and traditional Broadway sounds.

I believe the first iteration of In the Heights was written by Lin-Manuel during his time at Wesleyan.

Market Report

Manhattan remains a strong and robust market, with signed contracts edging up to 3,188 from the previous quarter. This reflects a rebound in buyer interest despite some moderation in pricing. While the median sale price softened slightly to $1.3M, it signals a leveling of values after a period of growth. Our market’s strength is also reflected in the steady increase in recorded sales, which reached 3,161 this quarter—up from 2,917 in Q1 2026. This highlights continued buyer interest and engagement.
