Welcome to Fall!

I hope you and your families had a fantastic summer! I don't know about you, but I am still trying to hold on to the last vestiges of summer.

This month's CITYNOTES has quite a few different areas which I ventured into. 

I am always excited about fall travel. I love a weekend getaway while the weather is still more mild. I am intrigued by The Six Bells. This is not only a fabulous Inn but also an online store which has built in the integrity of the area alongside the design concept. 

There are some random food spots to hit. Most recently the Birley Bakery just opened this past weekend. Birley Bakery was opened by Robin Birley, the owner of the new club Maxime's here in the city and 5 Hereford & Annabelle's in London.

September is the month which has many art openings at the galleries and the museums. I have included a only a few. It's also the month of the Art Fairs. One of my favorite fall outings! 

There are two new store openings....I am most excited about , the proprietors of I Sodi opened their store called Officina 1937. So exciting and great for gifts!

Lastly, I have added 3 shows that you must see but start with Twelfth Night as its closing very soon, but I wanted to include it as a not to miss! Also, look out for the block party and opening of the Cherry Lane Theater which was purchased by A24. They are going to be having some fun lectures and a big shin dig!

Six Bells Inn
The Six Bells is a country inn located in the Hudson Valley, inspired by the spirit of the English and American countryside. It's a storybook you can sleep in—a historic three-story building with eleven unique guest rooms, a tavern, riverside restaurant, and shop.
 
The inn is an expansion of The Six Bells, a country-inspired home goods company which began as a small shop in Cobble Hill, Brooklyn. The Six Bells came out of a love of country design and its patchwork of influences.

Asticou Inn
The Asticou Hotel, one of Maine’s grand dame 19th-century hotels, has been restored, and  expanded. The Asticou Hotel exudes the essence of Mount Desert Island from its core. A short ride from Northeast Harbor and the entry trails of Acadia. The hotel was named after Chief Asticou, a leader of the Wabanaki people around the time of the first European contact in the early 1600s, in the area that is now Acadia National Park.
 
Built at a time when wealthy “rusticators” transformed the area into a social playground for the likes of the Astors, Vanderbilts, and Rockefellers, the historic hotel dates back to 1883. The original inn was destroyed by fire in 1899 and rebuilt in 1901, and it was one of the few island buildings to survive the devastating Great Fire of 1947. Three generations of the Savage family owned the inn until it was purchased in the 1960s by the Asti-Kim Corporation, a consortium of residents and summer visitors.

Ferrane Bakery
The Swedish bakery from one of the folks behind the Lower East Side candy store BonBon. It follows croissant-cereal destination L’Appartment 4F that’s been drawing lines to the Brooklyn neighborhood since 2022.

They’re baking a vast menu of Swedish breads, all from Brooklyn Granary & Mil flour. Expect traditional sourdough baguettes, focaccia, and brioche alongside kavring — the dark, dense Swedish rye bread, plus several varieties of airy crispbreads, as well as sirapslimpa, a rich loaf made with molasses, and formfranska, a sliced sandwich loaf perfect for making lunch.

Raf’s is a fantasy, in more than one sense. The dining room has an eternal sunset glow, and the ceiling is painted with the sort of billowy clouds that 16th-century fresco enthusiasts used to signify heaven. 
From the team behind the Musket Room, Raf’s looks like a tiny Italian villa owned by someone of distant royal lineage.rafs is French & Italian.

Opened by Robin Birley of 5 Hereford and Annabelle's fame who recently opened Maxime's in Manhattan.  Birley Bakery has three locations - 2 shops in Chelsea, London, and the newest on the Upper East Side.  The Bakery offers handmade bread, pastries, cakes, and chocolate, made daily by their team of chefs.
Led by maître pâtissier Vincent Zanardi, the bakery offers a collection of handmade pastries, sourdough bread, cakes, biscuits, and chocolate, prepared using time-honoured methods and thoughtfully sourced ingredients. Many of Vincent’s recipes have taken years to refine.

Jack Shainman Gallery is pleased to present Hank Willis Thomas, Everything We See Hides Another Thing across both Chelsea spaces. Comprising large-scale sculptures, mixed media textile works, and retroreflective prints, this exhibition of new work continues Thomas’ exploration of color theory, gestures of unity and strength, and the many ways we can look at a given historical moment or subject.

MARY HEILMANN : WATER WAY

Mary Heilmann: Water Way is the artist’s first large-scale solo presentation at an institution on the East End of Long Island, where she has been an integral part of the region’s creative community for decades. Heilmann grew up along the California coast, in both the Bay Area and Los Angeles. She became a competitive diver as a young teenager, frequently engaged in body surfing, and later became involved in the beatnik and surfing cultures, all of which have had a strong influence on her work. Heilmann moved to New York City in 1968, where she still resides, and has a home and studio Bridgehampton.
Throughout her life, Heilmann has consistently chosen and prioritized living close to water, which has had a profound impact on her artistic practice. 
Guild Hall is pleased to present an exhibition that Heilmann has had a strong desire to stage—one that brings together more than 40 works from a focused area of her output.

David Zwirner is pleased to announce Retina Turner, an exhibition of work by Andra UrsuÅ£a (b. 1979), which will take place at the gallery’s 537 West 20th Street location in New York. This presentation will debut a new body of cast-glass sculptures that continues the artist’s investigations of the medium; the resultant forms were made using processes that incorporate traditional and contemporary technologies. 
This will be UrsuÅ£a’s third solo presentation with the gallery after Joy Revision at David Zwirner London (2022) and Void Fill at David Zwirner Paris (2021). It will coincide with the artist’s solo show Apocalypse Now and Then at the DESTE Foundation for Contemporary Art’s Project Space in Hydra, Greece, which will be on view through October 31, 2025.

From New Delhi to New York: Kartik Research Brings Its "Indian Future Vintage" to the US
The Delhi-based LVMH Prize Semifinalist has slowly increased its presence in the US, gaining popularity for its craft-led design.
opened its first US brick-and-mortar storefront in New York City’s Lower East Side. 
 
In an interview with WWD, founder Kartik Kumra said, “New York’s been our biggest market from the start.” “We opened a store in Delhi last year, but this is our first significant foray into retail. 
Established by Indian designer Kartik Kumra in 2021, Kartik Research has gained recognition for its craft-led designs inspired by a mixture of Indian heritage and the bohemian countercultures of the 20th century.

There isn't much time left! Don't miss this dynamic production of Shakespeare's beloved comedy at the exciting re-opening of Delacorte Theater, made more welcoming and sustainable after its first major makeover in decades.
 
The is the seventh staging of Twelfth Night in the history of Shakespeare in the Park. It's directed by Saheem Ali, the Public Theater's Associate Artistic Director and Resident Director, and Tony Award nominee.
The cast currently includes, Peter Dinklage (Malvolio), Jesse Tyler Ferguson (Andrew Aguecheek), Junior Nyong'o (Sebastian), Lupita Nyong’o (Viola), Sandra Oh (Olivia) and more. 
 
After 62 years as the home of Free Shakespeare in the Park, The Delacorte Theater was due for a major makeover. When the theater makes its triumphant return this summer with TWELFTH NIGHT, it will be more welcoming, more accessible, and more sustainable than ever before.

This reopening will feature a variety of performances, including special events hosted by notable figures such as Spike Lee and Sofia Coppola. The week will conclude with a public block party on September 14, and tickets will be priced at $59, available through a lottery system.
Purchased in 2023 by A24 for $10 million in partnership with Taurus Investment Holdings, the 167-seat Cherry Lane Theatre has undergone a renovation that includes updates to technical equipment, new seating, film projector and screen, an upgraded lobby and the creation of a new restaurant/bar from Lee Hanson and Riad Nasar.

MARKET REPORT

 

While housing demand appears to be cooling across the U.S., Manhattan’s second quarter metrics remained relatively firm. Sales rose to their highest level in nearly two years, as listing inventory reached its highest level in almost five years. The median sales price increased annually for the third consecutive quarter after four quarters of declines. Cash sales surged to a record-high share as financing contingencies reached the second highest level in a decade. Co-op sales increased year over year for the second time, while condos rose annually for the third time. New development sales surged annually while their listing inventory declined. The median sales price of new developments rose annually for the seventh consecutive month, driven by an increase in the average sales size. Luxury price trend indicators continued to rise year over year as listing inventory for both resales and new development fell sharply. Luxury sales above $5 million surged year over year.
MANHATTAN Q2 MARKET HIGHLIGHTS
The number of sales over $5 million in the Hamptons was the sec-ond-highest on record as sales continued to expand. The medi-an sales price was the third-highest on record and re-mained essentially unchanged from the same period last year. Sales rose annually for the seventh time as days on market fell to their lowest level in six quarters. Listing inventory continued to rise but remained below the decade average for the second quar-ter. Sales above the $5 million threshold were the second-highest in history.
HAMPTONS Q2 MARKET HIGHLIGHTS
Florida housing markets monitored by Douglas Elliman are experiencing an increase in listing inventory, up from historically low levels but still well below previous highs. Most markets experienced a seasonal decline in listing inventory from the prior quarter, absorbed during the spring sales market, as supply typically peaks. The pattern of supply suggests that listing inventory remains within normalized seasonal trends. Elevated mortgage rates continue to restrain non-luxury sales more than luxury sales as the market share of cash buyers remains elevated. Prices showed a stable to rising trend, with many markets approaching or reaching record highs.
